The Get the Lead Out Program provides low-cost financing to owners of 1-4 family properties to remove hazardous lead paint from their homes and reduce the possibility of lead poisoning in children.
All housing in Massachusetts built before 1978 is presumed to contain lead paint. It is a violation of Massachusetts Fair Housing laws to refuse to rent to families with young children because you know or suspect your housing units contains lead paint.
Remove this liability from your business with these low-cost lead abatement funds. Qualifying owner-occupied properties may receive 0%, no closing cost deferred loans. Investor owners may receive 3% interest on five-to-15-year loan terms based on the loan amount and borrower qualifications.
Home Modification Loan Program (HMLP)
HMLP is a state funded 0% deferred loan program that helps Massachusetts residents live more independently at home. It has very broad income eligibility requirements, making the program accessible to most applicants.
As a landlord, you can help make your housing more accessible to current tenants. Accessibility improvements add value to your properties and expand the pool of applicants you can consider when renting them out.
HMLP finances modifications or adaptations in owner-occupied and rented housing units. The program is funded through a state bond. There are no monthly payments. The 0% loans are repaid when the property is transferred or sold. These repaid loan funds will be lent out to other borrowers in the future.
