Our City of Homes program has one ultimate goal: create and sell affordable homes to first-time homebuyers. Each home we build is offered at a below-market price to ensure it is affordable to our buyers. When a first-time buyer closes on one of our City of Homes properties, they will not only have a clean, efficient, low-maintenance home, but a pathway to create generational wealth for their family.

How Does the Process Work?

Way Finders is partnering with the City of Springfield, which is funding this project. The City will run a lottery to decide who gets the opportunity to purchase these homes.

To enter the lottery, you must meet all four of the following requirements:

  • Be a first-time homebuyer.
    This means you have never owned a home, or you have not owned a home in the past three years.
  • Complete the Way Finders first-time homebuyer class.
    You must have completed the class to become a HUD-certified first-time homebuyer within the last 2 years.
  • Meet the income requirements.
    For these two properties, your household income must be at or below 100% of the Area Median Income for Springfield.
  • Have a pre-approval letter from a bank, credit union or other traditional mortgage lender.
    The lender must be acceptable to the City of Springfield for an amount that is equal or greater than $210,000. Note: a pre-qualification letter does not meet this requirement. 
What Happens After You Apply?

Everyone who qualifies and enters the lottery will receive a place on the waiting list.

  • The first family on the list will have the first choice of the two homes.
  • The second family will have the opportunity to purchase the remaining home.
  • If either family decides not to move forward, the next eligible applicant on the list will be offered the opportunity to purchase.

This process will continue until both homes are assigned and sold.

Important to Know
  • Entering the lottery does not guarantee that you will be offered a home.
  • All lottery applicants must obtain a pre-approval letter from a bank, credit union or other traditional mortgage lender that is acceptable to the City of Springfield for an amount that is equal or greater than $210,000. Pre-approvals require verification of applicant’s credit and financial information. NOTE: pre-qualification letters, a much lesser designation, will not be accepted. A combination of mortgage pre-approval and sufficient evidence of other funds (savings, gift) amounting to at least $210,000 may be acceptable.
  • All decisions made by the City of Springfield and any financial institution are final.
