Lottery update
On May 1, 2025, we held the lottery which created the Greenstead Grove applicant list. All the 2,000+ qualified applicants who applied by the April 1, 2025 deadline were included in the lottery and assigned a position on the list.

Next Steps
Our Property Management team will start contacting people for screening in the order that they appear on the list. There are multiple criteria that are used during the eligibility screening, such as but not limited to:

– Income
– Family size
– Homeless status
– Need for an accessible unit
– Local preference

This means that sometimes an applicant farther down on the wait list may be screened before applicants higher up because they are the first applicant to meet the criteria for a specific unit. For example, if an applicant is low on the wait list but they are the first applicant with need for a specific kind or size of unit, they will be screened first. This ensures that all units are offered in the most equitable way possible.

Screening applicants for all the available apartments will take several months. Please don’t call us; we will not answer requests for individual updates. We’ll contact you if it is your turn for screening.

Moving in
The first successful applicants who accept an apartment will likely be able to move to Greenstead Grove in mid-August. The rest of the move-ins will happen into the fall and early winter. This schedule is subject to change and is only approximate. Thank you for your patience as we screen applications and offer apartments to applicants as efficiently as possible.

Construction timeframe

Construction began in Summer 2024. We expect to be complete in Summer 2025. Please understand that with any construction project, supply chain issues or other factors may cause delays.

Greenstead Grove in Ludlow is a new construction development that brings 43 affordable residences to a suburban setting that is both walkable and commutable. Sited on approximately 5 acres, the 7 two-story wood-framed townhomes and one community building are located in a neighborhood of single and multi-family homes; the site is also across the street from the town’s new (2023) elementary school, Harris Brook Elementary School. Greenstead Grove reflects Way Finders’ recent push to increase the supply of affordable housing in suburban areas, where there is high demand for—and very limited supply of—such housing.

Way Finders is working with General Contractor Allegrone Companies and Dietz & Company Architects on the townhouse-style apartments, which include one-, two-, and three-bedroom apartments. Three apartments are fully accessible and three apartments will be equipped for those who have sensory (hearing/visual) impairments.

The site includes ample off-street parking. At a separate onsite one-story community building, the hub for Way Finders’ on-site property management and resident services, residents can do laundry and use the communal covered bike racks.

Residents of Greenstead Grove can access various local destinations—schools, a grocery store, retail shops, cultural organizations—by foot or bicycle. They will also find it easy to connect to major roadways and the breadth of employment opportunities that they lead to.

Construction of Greenstead Grove started in spring 2024 and is expected to conclude in 2025.

Tenant Eligibility

Greenstead Grove is an affordable development, including some apartments financed with Low-Income Housing Tax Credits. The property includes:

  • 16 apartments reserved for households at or below 30% Area Median Income
  • 27 apartments reserved for households at or below 60% Area Median Income
